Seth Pilevsky, Key Players In Neighborhood Revitalization

In most areas of business and life, innovation is crucial for success. Most companies thrive on this principle, pushing their industries to unprecedented and unexpected levels and places. But in this rush to be first to the next new enterprise, it is easy to loose sight of the successes of the past. Often, looking back at what is already there and seeing it in a new light with a new potential is just as productive as looking to the future. Philip Pilevsky, the founder, owner, and CEO of Philips International, alongside his sons, Seth and Michael Pilevsky, has a unique ability to appreciate the triumphs of the past. Indeed, Philips International, a key player in neighborhood revitalization, has been responsible for renovating and repurposing some of New York City’s most iconic properties. This ability to recognize the latent potential of historically under-appreciated properties has made Philip Pilevsky something of a mentor to the New York City real estate industry.

Philip Pilevsky has been in real estate for more than three decades, helping to build Philips International into one of the largest privately owned real estate development and property management organizations in New York. Philip Pilevsky is an industry leader in property acquisition, development, and management, using his expertise to reinvigorate the New York cityscape. His first major project was working in Long Beach. In the 1970’s and 1980’s, Long Beach hit a particularly difficult financial crisis. Half of the buildings in this iconic city were burned out and uninhabitable. The City Council stepped in to help turn the situation around. They hired Philip Pilevsky to design and manage the construction of a number of new properties in Long Beach, including a 150-room hotel, convention center, restaurant, catering hall with banquet capacity of almost 500 people, numerous shops, an outdoor amphitheater for concerts, and an assisted living center for senior.

In partnership with Joseph Tabak, the company recently announced a $2.1 billion offer for the holdings to the Empire State Building through the Empire State Realty Trust. They planned to develop a hotel in the tower and convert the base into a destination retail hub. Again, this represented a real opportunity for Philips International for designing office spaces to reflect business culture. Unfortunately, however, Malkin Holdings, current managers of the building, decided not to part with it.

Philip, Michael Pilevsky and Seth Pilevsky and Philips International are also, of course, world-renowned for its boutique hotels. In contrast to national chain hotels, boutique hotels are smaller and place more emphasis on the atmosphere of their accommodations. Two of New York’s most famous boutique hotels, the Bryant Park Hotel and the Andrew Hotel, were developed and managed by Philips International.
